service from initial purchase of the property and land, through to the
restoration or re-building of your house. The Italian term Chiave in
mano (in American English, Turnkey house), is applied to these
properties including the allied project. In other words, a set period
is agreed to complete the project at the signing of contracts for both
the property and the project, at which point the house is handed over
to the purchaser, completely ready to move in to apart from personal
furnishings.
The purchaser can decide to be fully involved with the initial
project discussions, or take a back seat and allow Bettina to use her
unique experience and knowledge to create the perfect home. Regardless
of the purchasers wish to be involved at the initial project stages,
Bettina takes personal control of all on-site works, liaising with her
choice of Architect and keeping daily track of building progress. Her
nearly 7 years of experience in Puglia along with her Northern European
business acumen has allowed her to call on an enviable bank of
builders, trades and craftsmen, including stone masons, plasterers,
electricians, plumbers, landscapers, all of whom are of the highest
calibre and utterly loyal to her.

Legal aspects of puchase. What can I expect?
Purchasing a Turnkey House and project from Bettina takes any
concerns over the legal aspects of the purchase off your shoulders.
Once you have decided, in principle, to purchase your property, she
will guide you through the initial contract signing, the compromesso.
This, in effect is a promise to buy at a future agreed date, however,
either party can withdraw from the contract at this stage, with or
without penalty. After the signing of the compromesso, if not already
done, she ensures through her notaio (lawyer) that the property has
full legal title to be passed to you as the purchaser. Once legal title
is ensured, she obtains all necessary planning permissions for the
proposed project from the geometra (surveyor) at the local Commune.
The final decision to buy involves signing the rogito, the final
purchase contract, at the notaios office, after which the property and
land signed for are yours. If you are buying one of the turnkey
properties, with the allied project for completion, the building
contract is signed at the same time as the rogito. A time is agreed
between both parties as to how long the project will take to complete.
This is part of the contractual agreement. As a rough guideline, most
projects take between 1 year and 18 months to reach completion after
the signing of the building contract and rogito
What about choice of Architect?
Bettina is well known in Puglia for her high expectations and
attention to detail and. As such she will only use architects for her
Turnkey Houses that she knows can and will produce the quality of
construction and finish she asks for. She employs a number architects
who she has got to know well and can trust to meet these expectations.
The use of a particular architect will depend upon the individual
demands of the particular project in question.
